Fewer markets. Full control. Every asset operated in‑house.
Oksana Capital acquires B- and C-class multifamily and memory care communities in Indiana and Georgia — self-managed through established local teams, so every property and every dollar of investor capital gets the firm's full attention.
Focus is the strategy.
Concentrate
Oksana Capital only operates in markets where it has established teams on the ground. Fewer markets and fewer relationships mean deeper attention on each asset — better to know two markets cold than ten casually.
Self-manage
No third-party operators. The firm self-manages its properties and keeps full control of renovations, leasing, and day-to-day operations — because asset management is the investment.
Steward capital
Audit-grade records and reporting investors can check any day of the week, in one portal. A technology-forward operation, fluent in self-directed retirement account investing.
Every property, on the record.
All properties acquired and operated by Markian Sich as general partner through affiliated entities. Portfolio figures are aggregates across held and sold assets.
The standards came from service.
Discipline
Checklists, standing inspections, maintenance on a schedule. The operating cadence came from the flight line — and it doesn't slip when a property gets busy.
Integrity
Numbers partners can verify, not marketing gloss. Bad news reaches investors as fast as good news, with the plan to fix it attached.
Stewardship
Partner capital is treated like it took a career to earn — because it usually did. Conservatively underwritten, closely watched, never idle.
Execution
Plans are cheap. Renovations finished, units leased, distributions paid — execution is the only report card that counts, and it's graded quarterly.
Built by a Marine.
Run like an institution.
“I learned operations where I learned to fly helicopters — briefs, checklists, and standards that don't flex. We buy in markets we know cold, manage our own properties, and treat every quarter like an audit. Trust isn't something you pitch. It's something you prove on schedule.”
Markian Sich is the Founder and Principal of Oksana Capital, a private real estate investment firm with holdings in Indiana and Georgia. A former Marine Corps CH-53E pilot and Communication Strategy & Operations Officer, he completed his active duty career in 2021 and his reserve service in 2024 at the rank of Major. He leads Oksana Capital's acquisitions, capital raising, asset management, and investor relations.
Born in Ukraine, Markian immigrated to the United States at 15 and graduated from the United States Naval Academy in 2013 with dual degrees in Computer Science and Information Technology and a minor in Russian. He speaks fluent Ukrainian, Russian, and English — and the firm's name, like its founder, is Ukrainian. His first deals were done alongside family, and the firm still runs that way: close-knit, hands-on, accountable by name.
Markian lives in St. Petersburg, Florida, with his wife Katya, their three sons Adrian, Liam, and Luka, and his sister-in-law Diana.
Active Duty Passive Income (ADPI) — the go-to real estate education platform for the military community. He teaches in public the same playbook Oksana Capital runs in private.
